This Privacy Policy explains what information Q Mortgage LLC and its commercial financing division, Q Commercial Capital, collect through this website, how that information is used, who it is shared with, and what control you have over it.
This is a general privacy policy published pending legal review. It describes our current practices in plain language. It will be updated as our practices develop and as counsel completes review. If a specific transaction involves additional privacy notices required by law, those notices will be provided to you separately and will govern that transaction.

Information we collect
Information you provide directly. When you submit a commercial scenario, request a loan review, or contact us through this site, we collect what you choose to give us. That typically includes your name, company or entity name, phone number, email address, and information about the transaction — property type, property location, loan amount sought, financing purpose, and property income figures such as rents, operating expenses, or occupancy.
Documents you send us. If you provide rent rolls, operating statements, leases, entity documents, or financial statements, we collect and retain those files as part of evaluating and placing the transaction.
Calculator inputs are not transmitted. The calculators on this site run entirely in your browser. The values you enter — property income, expenses, loan amounts, terms — are processed locally on your device and are not sent to our servers, not stored by us, and not associated with you in any way. If you want us to see those numbers, you have to send them to us deliberately through a form or by email.
Technical and analytics information. Like most websites, we collect standard technical data automatically: IP address, browser type and version, device type, operating system, referring page, pages viewed, time on page, and general geographic region inferred from IP address. This is collected in aggregate to understand how the site is used and where it is failing people.
What we do not collect through this website. We do not collect Social Security numbers, dates of birth, bank account numbers, or full credit information through public forms on this site. Sensitive information of that kind is collected only through secure channels at the point in a transaction where it is actually required, and only with your knowledge.
How we use your information
We use information you provide for the purposes you provided it for:
- Evaluating the commercial financing scenario you submitted - Responding to your questions and communicating with you about your transaction - Preparing and presenting a file to wholesale lenders on your behalf - Managing an active transaction through underwriting and closing - Meeting legal, regulatory, licensing, recordkeeping, and audit obligations - Maintaining the security and integrity of our systems - Understanding site usage in aggregate so we can improve the site
We do not sell your personal information. We do not rent it. We do not trade it to data brokers or lead aggregators.
How and when we share information
Q Commercial Capital is a mortgage broker. Placing a loan necessarily means sharing your transaction information with parties who can fund it or who are required to process it. We share only what is needed, only with parties who have a role in your transaction, and only for that purpose.
Wholesale lenders. To obtain terms or an approval, we submit your scenario and supporting documentation to lenders whose programs may fit the transaction. Each lender's own privacy practices apply to information once it is in their hands.
Transaction service providers. Depending on the deal, this may include appraisers, title companies, escrow agents, insurance providers, environmental and property condition consultants, attorneys, and closing agents.
Our operational service providers. Vendors who host our systems, provide email and document storage, operate our customer relationship management system, and provide website analytics. These providers are permitted to use the information only to perform services for us.
Legal and regulatory recipients. Where required by law, regulation, subpoena, court order, examination by a licensing authority, or to investigate fraud or protect our legal rights.
Business transfer. If our business is sold, merged, or reorganized, information may transfer as part of that transaction, subject to this policy.
We do not share your information with third parties for their own independent marketing purposes.
Security
We use commercially reasonable administrative, technical, and physical safeguards to protect information in our care.
These are designed to include encrypted transmission of data submitted through this site, encrypted storage of sensitive documents, access controls that limit internal access to personnel with a business need, multi-factor authentication for administrative accounts, restrictions on file types and sizes accepted through upload, spam and bot protection on forms, regular patching of software dependencies, and routine backups.
No method of transmission or storage is completely secure, and we cannot guarantee absolute security. Please do not send Social Security numbers, account numbers, or other highly sensitive information through unsecured email. If you need to send sensitive documents, contact us and we will provide a secure method.
Cookies and analytics
This site uses cookies and similar technologies. Some are strictly necessary — they enable core functionality such as security, form submission, and remembering your preferences. Others support analytics.
We use website analytics to understand aggregate usage: which pages are visited, how visitors arrive, how long they stay, and where they leave. This may include session analytics tools that record general interaction patterns. Analytics data is used to improve the site, not to build a personal profile of you.
You can control cookies through your browser settings. Most browsers allow you to refuse cookies, delete existing cookies, or notify you when a cookie is set. Blocking strictly necessary cookies may prevent parts of this site from working correctly. Many browsers also offer a Do Not Track setting; industry practice on honoring that signal is not uniform, and we will update this policy as standards settle.

Communications and how to opt out
When you submit a scenario or contact us, you consent to be contacted about that inquiry by phone, text message, or email at the contact information you provided. That is transactional communication about the thing you asked us about.
Marketing communications are separate. We treat consent to be contacted about your transaction as distinct from consent to receive general marketing. Consent to marketing is not a condition of receiving any service from us.
To stop receiving communications:

We will honor opt-out requests. Note that if you have an active transaction with us, we may still need to contact you about that specific transaction — declining marketing does not stop us from telling you your appraisal came in.
Message and data rates may apply to text messages depending on your carrier and plan.
Data retention and deletion
We retain information for as long as needed to serve the purpose it was collected for, and afterward for as long as required by applicable legal, regulatory, licensing, recordkeeping, tax, and audit obligations. Mortgage brokerage activity carries record retention requirements that we are obligated to meet, and those requirements can extend for years after a transaction closes or is withdrawn.
Scenario inquiries that do not proceed to a transaction are retained for a limited period and then deleted or de-identified.
To request deletion of your information, email info@qmortgage.ai with the subject line "Data Deletion Request" and include the name and contact information you used when you contacted us, so we can locate your records. You may also call (903) 402-5626.
We will confirm receipt of your request and tell you what we can delete. We will delete what we are able to delete. We will retain what we are legally required to retain, and we will tell you what falls into that category rather than deleting it quietly or refusing without explanation. We may need to verify your identity before acting on a request.
Depending on where you live, you may have additional rights under state or other applicable privacy law — including the right to know what information we hold, to request correction, and to request deletion. Contact us at the address above to exercise any such right. We will not discriminate against you for doing so.
Children, third-party sites, and changes to this policy
This site is intended for business and commercial audiences and is not directed to children. We do not knowingly collect information from anyone under 18.
This site may link to third-party websites, including lender sites, regulatory registries, and reference resources. We do not control those sites and are not responsible for their privacy practices. Review the privacy policy of any site you visit.
We may update this Privacy Policy as our practices change, as legal review completes, or as law requires. The revised policy takes effect when posted, and applies to your use of the site from that point forward. Material changes will be identified on this page. Continued use of the site after an update means you accept the revised policy.
