Accessibility Statement

Q Mortgage LLC and its commercial financing division, Q Commercial Capital, are committed to making this website usable by everyone, including people who use assistive technology.

Commercial financing information should not be locked behind a badly built interface. If any part of this site keeps you from getting the information you came for, we want to hear about it, and we will work to correct it.

Our conformance target

We target conformance with the Web Content Accessibility Guidelines (WCAG) 2.2 at Level AA.

WCAG is the internationally recognized standard published by the World Wide Web Consortium for making web content accessible to people with visual, auditory, motor, speech, and cognitive disabilities. Level AA is the conformance level commonly referenced in accessibility policy and regulation.

We describe this as a target rather than a certification, because that is the accurate word. Conformance is an ongoing effort across an evolving site, not a box checked once.

Measures built into this site

Accessibility considerations are part of how this site is built, not a layer added afterward. Specific measures in place include the following.

  • Semantic HTML structure. Pages use proper landmark regions, correctly nested heading levels that describe the actual document outline, and native HTML elements rather than styled generic containers, so screen readers can announce structure accurately.
  • Full keyboard navigation. Interactive elements — links, buttons, form fields, menus, calculators, and dialogs — are built to be reachable and operable with a keyboard alone, with tab order following the visual order of the page and without trapping keyboard focus.
  • Visible focus states. Focusable elements are built to display a clearly visible focus indicator with sufficient contrast against the background, so keyboard users can see where they are on the page. We do not suppress focus outlines.
  • Form labels tied to their fields. Inputs are built with a programmatically associated label. Required fields are identified in text, not by color or an asterisk alone. Validation errors are described in words, associated with the field they belong to, and announced to assistive technology rather than shown only as a color change.
  • Sufficient color contrast. Text and meaningful interface elements are designed to meet WCAG 2.2 AA contrast ratios against their backgrounds, and we avoid using color as the only means of conveying information, status, or an error.
  • Descriptive alternative text. Images that convey information carry alt text describing what matters about them. Decorative images are marked so screen readers skip them rather than reading filenames aloud.
  • Skip navigation. A skip-to-content link is the first focusable element on every page, letting keyboard and screen reader users bypass repeated navigation.
  • Reduced motion support. The site honors the operating system `prefers-reduced-motion` setting. When it is enabled, animation and transition effects are reduced or removed. No content flashes more than three times per second.
  • Accessible calculators. Calculator inputs are labeled, operable by keyboard, and results are announced to assistive technology when they update rather than changing silently on screen.
  • Descriptive link text. Links describe their destination in their own words. We avoid "click here" and bare URLs as link text.
  • Responsive and resizable. Content reflows without horizontal scrolling at narrow widths, and remains readable and functional when text is enlarged up to 200%.

Ongoing effort and known limitations

Accessibility on this site is an active, continuing effort rather than a finished state. We test with keyboard navigation, automated accessibility checking, and manual review as pages are built and updated, and we correct issues as they are identified.

We do not claim the site is free of accessibility defects. Some areas are worth naming honestly. Content or functionality provided by third parties — embedded tools, external forms, or lender-hosted portals we link to — is outside our direct control, and we cannot warrant its conformance. Documents such as PDFs published on this site may not all be fully tagged for assistive technology; if you encounter one you cannot read, contact us and we will work to provide the content in an accessible format or convey it to you by phone or email. As new pages and features are published, newly introduced issues are possible, which is why the feedback path below matters more than any claim we could make on this page.

When a barrier is reported to us, we treat it as a defect to be prioritized for correction rather than a request to be argued with.

Tell us about a barrier

If you encounter anything on this site that is difficult or impossible to use, contact us. You do not need to know the technical cause or use accessibility terminology — describing what you were trying to do and what happened is enough.

Email: info@qmortgage.ai Phone: (903) 402-5626

It helps if you can tell us the page address, what you were trying to accomplish, what went wrong, and the browser and assistive technology you were using — but send the report even if you do not have those details.

We will acknowledge your message, investigate, and follow up with what we find and what we intend to do about it. If a fix will take time, we will offer an alternative way to get the information or complete the task in the meantime, including by phone or email.

Alternative ways to reach us

If this website is not working for you, no part of doing business with us depends on it. You can submit a commercial scenario, ask questions about a property, request a loan review, and provide documents entirely by phone or email.

Call (903) 402-5626 or write to info@qmortgage.ai and a person will work through it with you directly.
